What do platform fees actually cost?

Take a simple example: an owner who wants to earn $1,138 for a week.

Rates checked in September 2026. Under its single-fee structure, Airbnb charges most hosts 15.5%; Airbnb says other hosts typically pay between 14% and 16%. Exceptions depend on country and account type. Booking.com sets the commission rate in each accommodation agreement, and visibility programmes may increase it. This worked example uses a possible range of 15% to 25%. If Booking.com facilitates payment, the applicable payment terms and transaction cost are contract-specific. What I am not promising you

BookNoFees is new. So I am not going to tell you that from day one you will get as many bookings as you do on platforms that have been around for years. At the start there will be few. The first booking may come quickly, or it may take a while.

That is exactly why the listing costs nothing.

Stay on the platforms you already use and try BookNoFees alongside them. If we bring you no extra booking, you will have paid nothing for it.

So what do we live on?

I am not building BookNoFees out of pure charity — it is meant to become a profitable business. But I do not want to take a cut of every booking of yours automatically.

Later, hosts should be able to buy extra visibility voluntarily — highlighted listings or advertising placements, for instance. Such placements will be clearly marked as advertising.

If you want more visibility, you can pay for it. If you do not, you pay nothing.

The ordinary listing stays free. On your booking, BookNoFees earns no commission.

Why I started BookNoFees

I am Jens Scafarti. I have rented out property myself for years and today hold more than forty apartments. Now I am getting into short-term rentals myself, with my first vacation home in Sardinia.

Along the way I spoke to owners who have been doing this for many years. And sooner or later the conversation almost always turns to the same subject: the fees.

I am an entrepreneur and have built several companies. Doing the arithmetic comes with the job. So I did the arithmetic.

Why must a platform automatically take a cut of every single booking?

BookNoFees is my answer to that. The whole story

It starts in Sardinia

BookNoFees starts there because that is where I am getting into vacation rentals myself. I want to prove first, in one place, that the principle works. Anyone, anywhere, can list here from day one.

But the idea doesn't stop in Sardinia. Whether it's Sardinia, Mallorca, Florida, or the North Sea — the host sets the price for their place, and the guest just wants a great vacation. Why should a platform automatically take a cut of every booking in between?

So BookNoFees begins in Sardinia. It is not meant to stay there.
